At year end, there were a limited number of active listings for farms for sale in Fluvanna County, with just six available listings. The majority of these farm listings are for small sized farms, under 50 acres, priced under $500K. There were two active listings for large farms, over 100 acres, and just one listing for a mid-size farm in the 50-100 acre range.

Sales of farms in Fluvanna County over the past twelve months are sitting at a total of six, with one pending sale at year end. Of the six sales, five of them were for farms priced under $500K, in both the small and mid-size categories.

There are two active listings for large farms, over 100 acres, in Fluvanna County – with one sale of a farm this size in the past 12 months and one pending sale.

There are only eight active listing at year-end for farms for sale in Buckingham County. Sales over the past year are at a total of eight farms sold with three pending sales. Mid-size farms, between 50-100 acres, had the most sales of five, followed by small farms between 21 and 50 acres with two sales.

While there may not be many farm listings in Buckingham County, it’s important to note that the sales price for seven out of the eight sales in the past year was under $500,000. Farms in higher price ranges are selling much slower right now.

When selling a farm in Buckingham County, the past sales and active listings will impact your own listing and sale. It’s important to have a knowledgeable farm broker to help guide you and create a strong strategy for getting your farm sold.

Small farms, 21-50 acres, are the most plentiful here in Central Virginia. Farms of this size account for the largest number of sales and active listings.

There are also a large number of active listings for farms over 100 acres. With year-to-date sales for this size of farm sitting at a mere nine total, this indicates a very slow and stagnant market right now for large sized farms.
